Historic Tile Roof Flashing Repair.

 A common roof repair on many tile and slate roofs.

Repairing a lead plumbing vent pipe flashing on a clay tile roof near Cleveland, Ohio.

The repair will be made by removing the original 6" lead flashing and installing a new full coverage lead pipe flashing. It is very important to not break any of the tile. They are about 80yrs old and not manufactured anymore. It is possible to find them in a salvage yard, but they are very rare. Previous repairs to the tile roof were done by removing tile from the backside of the garage for use on the main house where appearance is more important.

Leaking soil stack roof flashing.

This soil stack flashing was leaking into the third floor ceiling, damaging the original plaster and blistering the ceiling paint.

There were a few half hearted attempts at repairs. Mostly consisting of applying roof cement around the base of the flashing and pipe/flashing joint.

After pulling a few of the roof tile above the stack flashing, we found that the roof tile next to the stack had been broken many years before. A small piece of copper sheet metal was used to try and cover the broken tile. That  repair soon failed and more roofing cement was added when the roof began to leak later.

New copper sub flashing for added support.

After cleaning 80 years of  dirt and debris from around the soil stack flashing, a sub flashing of corrugated copper sheet metal is installed as a base support for the new lead flashing. This helps to prevent the lead flashing from sagging below the lower course of roof tile.

New lead flashing installed.

The new lead flashing fitted over the soil pipe and secured with copper nails to the roof deck. The sides are bent up and back to prevent any errant water from moving sideways. The top will be cut to just above the height of the soil pipe and bent into the top of the soil pipe.

A permanent repair / replacement.

A new roof tile to closely match the original is trimmed to fit and installed with the old tiles.  The lead flashing is bent into the soil pipe to provide a water tight joint. No sealant is needed.
